Bayside pool at Biscayne Beach.
The developers behind a new 51-story Edgewater tower are trying to grab one of the last elements making Miami Beach a top-selling place: its lifestyle. Biscayne Beach, set to rise just east of Midtown, will offer its residents 335 linear feet of recreational waterfront on the west side of Biscayne Bay, replete with sand-covered areas abutting a sea wall, a bar and cabanas, a dock for full bay access, jet skis, and snorkeling equipment.
Interiors will be designed by Thom Filicia, of Queer Eye for the Straight Guy fame. The 399 units will range from one to four bedrooms, featuring floor-to-ceiling glass windows and even private rooftop garden terraces for some residences. Other amenities include six private pools, a beach volleyball court, and a restaurant. Prices start in the $400,000s and go up to $9 million for penthouse units, with groundbreaking slated for the first quarter of 2014. Cervera Real Estate, 864 Commerce St., Miami Beach, 305-521-0974
After buying and connecting three pieces of land, designing the house, and living there for just three years, Céline Dion is parting ways with her 5.7-acre waterfront property in Jupiter Island—for a whopping $72 million.
Designed in a Bahamian style, the nearly 10,000-square-foot home includes five bedrooms with five en suite bathrooms, a media room, an elevator, a wraparound terrace, and two decks. The compound also features a pool house and a beach house with a sleeping loft and massage room, three pools (two of which are connected by a lazy river), garage space for seven cars, and its own mini golf course. Referring agent Joseph Montanaro, of Sotheby’s International Realty Quebec, says Dion is selling because she won’t be spending much time in the house as “she has extended her [Las Vegas show] contract until 2019.” Sotheby’s International Realty, 340 Royal Poinciana Way, Ste. 337, Palm Beach, 561-659-3555
400 Sunny Isles.
The New Yacht Club
The latest project to break ground in the high-rise-filled city of Sunny Isles is looking to cash in on a much-desired feature few properties offer: a full-blown, yacht-friendly marina. The docking amenities at 400 Sunny Isles, a set of identical 21-story towers with two-story penthouses on the Intracoastal Waterway, will feature a dry boat-storage facility, accompanied by wet docks with slips for megayachts.
The 230-unit complex will include a spa, tennis courts, and a T-shaped infinity pool that just about wraps around both buildings. Units range from two-bedroom townhouses to four-bedroom penthouses with private rooftop terraces, with prices going up to $3.5 million. The project is expected to reach completion by the summer of 2015. Sales Center located at Eden Roc Hotel, 4525 Collins Ave., Miami Beach, 305-377-1025
Mashta Place on Key Biscayne.
The Edge of the World
The recently listed Mashta Place at Mashta Point indicates why Key Biscayne has become some of the hottest real estate in Miami. Located at the end of the island’s only gated road, this brand-new tri-level mansion has a stunning 30-foot atrium up to the third floor, 10-foot-high windows, six bedrooms, and a rooftop garden with an infinity-edge pool. Outside, the property offers 360-degree water views and a 40-foot dock out to Biscayne Bay. Jill Eber, of brokerage duo The Jills, says interest in Key Biscayne has grown thanks in part to the annual Sony Ericsson tennis tournament, good schools, and the area’s zoning regulations, which have preserved many green spaces. Mashta Place is listed for a cool $19.5 million. The Jills at Coldwell Banker, 1691 Michigan Ave., Miami Beach, 305-915-2556
