Real Estate: New Projects Break Ground

Built earlier this year, the ultra-modern mansion at 30 Star Island Drive is a prime example of contemporary architecture. The home’s 11 bedrooms are made up of floor-to-ceiling walls of glass, with 11 full bathrooms and four-and-a-half baths; an elevator will take you to the 1,800-square-foot master suite, complete with a second-floor pool surrounded by tropical plants. Outside, the 40,000-square-foot property comes with a coral stone floating entryway over a pond, a five-car garage, and another pool overlooking the bay and Miami Beach.
Developers Todd Glaser and the Posner Group, who built the home, are hoping to sell it for a cool $35 million.

Building Smart and Green Developers Stephan Gietl and Fernando Levy Hara are bringing Midtown’s “work-play” culture to the Edgewater neighborhood. The duo’s brainchild is The Crimson, a green, LEED-certified 19-story condo that its makers say will attempt to charm younger crowds. “What we understand of the people that are going to live here is that they’ll be between 25 and 40 years old,” Levy Hara says.
Their project, set to break ground this month, will feature 90 units, with one-, two-, and three-bedroom residences. The building will have a cyber-café and an eco-friendly cooling and heating system that will save up to 55 percent more energy than conventional systems. Bringing Spanish Flair to the Design District Developer and philanthropist Jorge Pérez is looking to cash in on the Design District’s newfound fame as the center of Miami’s fashion scene with a new project by The Related Group, Baltus House. Located on Biscayne Boulevard, the 15-story, 167-unit building will be in walking distance of Cartier, Hermès, Prada, and Louis Vuitton.
The design features long and contiguous glass balconies that wrap almost the entire building, and interiors that Pérez says will display art from his private collection. Units will range from 520 to 1,720 square feet, and come with furnishings by the Baltus Collection, the high-end contemporary Spanish furniture company.
“The partnership with Baltus emerged from the work Baltus did for Jorge Pérez’s beachfront penthouse,” says Carlos Rosso, president of the condominium division at The Related Group. Living the Beach Life Nestled between North Miami and Bal Harbour are the Bay Harbor Islands, a small set of two islands composed mainly of historic apartment buildings, and now, the newly constructed Riva Bay Harbor.
This seven-story boutique development was originally built at the end of 2010 and features a lobby and common spaces by interior designer Sam Robin and her firm, Robicara. Units are three and four bedrooms and come in generous sizes, from 2,300 to 3,400 square feet. Each of the two penthouses available has 3,425 interior square feet plus a large 2,800-square-foot private rooftop terrace with direct access to the pool. Riva Bay Harbor also includes seven boat slips. Prices are around $2 million.
