Roger Development Group has made its mark on South Florida, transforming neighborhoods and creating new life in areas that were previously languishing. Founded in 1955, the firm is led by father-son team Oscar Roger and Oscar Roger Jr., whose latest venture is Laguna House, a 13-unit boutique condominium at Merrick Park in Coral Gables, with 3,000- to 6,250-square-foot units starting at $1.875 million.
Roger Development has been operating in South Florida for many years. Why have you succeeded when others have come and gone? Oscar Roger: We’re a conservative company. The key to our success has always been the locations where we purchase our properties. We target very exclusive areas such as Coral Gables, which is more of a local market. Our target here is empty nesters, and they’re local. Oscar Roger Jr.: Choosing the right piece of property can overcome certain trends in the market. Delivering a product that is unique in a market that is not saturated helps overcome obstacles.
What is the current status of Laguna House? Oscar: We plan to start construction during the first quarter of 2017. We have targeted completion for 18 months after that, but it’s a small boutique building, so we should be able to complete it in 12 to 14 months. Coral Gables is an undiscovered gem. A lot of people don’t know it, but this is a very special place.
You could have built many more units at the site for Laguna House. Why just 13? Oscar: We wanted to keep it boutique and have very large units because there’s a market for that. People who are leaving their 5,000-square-foot houses want to make a lateral move and need the space. Oscar Jr.: The name of the project is Laguna House. We wanted to make this a home in the sky for the buyers.
